NRHA Expands Home at Last Down Payment Assistance Options Statewide

As national home prices continue to rise, Nevada Rural Housing Authority (NRHA) makes affordable housing a continued priority by expanding its Home at LastTM loan program.

The updated Home at LastTM program includes both government (FHA, VA and USDA Rural Development) and conventional (HFA Preferred) loan alternatives, coupled with granted down payment assistance of up to 5 percent, depending on loan type. These programs are not limited to first-time homebuyers, though there are maximum qualifying household incomes (currently $95,500), as well as home purchase prices (currently $400,000).

Loans are available to homebuyers in rural areas throughout the state. “It’s a common misconception that rural housing is limited to certain areas in Nevada but there are rural areas within every county of the state, really anyplace with populations fewer than 150,000 people,” said Diane Arvizo, Director of Homebuyer Services for Nevada Rural Housing Authority. She points out the city of Sparks as an example of a rural community that many people do not identify as rural, due to its proximity to Reno.

The Home at LastTM program expansions came in response to lender and homebuyer feedback to provide more down payment and closing cost assistance options for borrowers. These enhancements, combined with a decline in FHA’s mortgage insurance premium, implemented earlier in 2015, will help borrowers with low-to-moderate incomes to enter the housing market.

“Whether borrowers need substantial closing cost assistance or low rates, NRHA is committed to helping home buyers in rural Nevada purchase a home they can afford, which is the cornerstone for healthy communities,” said NRHA Executive Director Gary Longaker.

Since its introduction in 2006, Home at LastTM has helped more than 4,000 families become homeowners within the state of Nevada. The new Home at LastTM suite of loan products became available to lenders and homebuyers on September 8, 2015.
