And while our name says “rural,” our impact is anything but small.

Who We Are

Since 1973, Nevada Rural Housing has been serving the housing needs of rural Nevada communities—places often overlooked when statewide housing solutions are discussed. We’re not funded through the state budget. Instead, we generate and manage our own revenue to deliver on our mission, making us both nimble and self-sustaining.

Our Impact at a Glance

  • Homeownership Support: We've helped more than 11,000 families become homeowners, delivering $2.4 billion in mortgage financing.

  • Rental Assistance: We administer approximately 1,200 Housing Choice Vouchers, helping low-income individuals and families across rural Nevada access safe, stable, and affordable homes—often in areas where options are few and far between.
  • Affordable Rental Development: We’ve invested hundreds of millions of dollars in the development and preservation of rental housing—creating and maintaining thousands of affordable homes so that more rural Nevadans can find the safety, security and path toward sustainability they all need and deserve.   • The Housing Spectrum: We’re one of few agencies in the nation that influences nearly every element of the affordable housing ecosystem—rental assistance, affordable development, homeownership programs, property management and more.

Supporting Legislation That Moves Housing Forward

AB540 – Governor Lombardo’s Housing Reform Bill

AB540 is a forward-thinking piece of legislation aimed at increasing housing access statewide—but its potential for rural Nevada is especially impactful.

For Nevada’s rural communities, where construction resources are often scarce and timelines extended, AB540 removes critical barriers.

One of the most meaningful provisions? Contractor reciprocity. By allowing qualified, out-of-state contractors to operate in Nevada more easily, AB540 helps rural areas attract the talent needed to get homes built—faster and more cost-effectively.

Additional highlights include:

  • Streamlined permitting and development processes to reduce delays and lower costs.

  • Provisions that support both attainable and workforce housing, directly aligning with NRH’s mission and the growing needs of our communities.

This bill opens real pathways for agencies like Nevada Rural Housing to scale up efforts and deliver more units where they’re needed most. With these tools in place, we can accelerate the development of safe, stable housing options for the families and workers who keep rural Nevada running.

AB366 – Eviction Mitigation for Rural Nevadans

AB366 is not just a supportive housing bill—it’s a smart, prevention-first approach to homelessness, and it holds meaningful potential for rural Nevada.

Rather than waiting until Nevadans are already unhoused, AB366 could support early intervention by helping tenants address rent shortfalls before an eviction is filed. This kind of proactive, targeted assistance keeps families housed, reduces court system burden, and helps preserve landlord-tenant relationships.

Why it matters for rural Nevada:

  • Turnkey-ready delivery: Nevada Rural Housing already operates a full-service rental assistance program and is uniquely equipped to roll out any programs that come to bear.

  • Rural reach: We can reach counties and communities that may otherwise be left behind in larger, urban-focused assistance models.

  • Cost-effective outcomes: Preventing homelessness is far less costly than responding to it after the fact—the opportunities AB366 could afford align with our mission to create stability before crisis sets in.

AB103 – Modernizing Nevada Rural Housing’s Authority

AB103 is a housekeeping bill—but one with important implications. Sponsored by Assemblyman P.K. O’Neill and Assemblywoman Natha Anderson, this legislation updates Nevada Rural Housing’s governing statutes, helping us stay responsive, relevant, and effective in today’s housing landscape.

Why it matters: our current authority was written decades ago. AB103 brings that foundational legislation into the present, clarifying our powers and aligning our language with how housing authorities operate today.
