At Nevada Rural Housing, we believe every rural Nevadan deserves access to safe, stable and affordable housing. The federal government defines “affordable” as housing costs (including utilities) that do not exceed 30% of a household’s income. Families who spend more than that are considered “overburdened,” and often struggle to afford other necessities like food, transportation and medical care.

Understanding where, what and how much housing is needed is the first step toward creating solutions. That’s why, since 2005, we’ve invested in in-depth housing studies that look beyond state-level statistics. These studies explore the realities in each county and community (from population trends and economic conditions to infrastructure, housing stock, and affordability gaps) providing a clear picture for local leaders, partners and policymakers.

In 2025, we partnered with the University of Nevada, Reno Extension’s Nevada Economic Assessment Project (NEAP) team to deliver our most comprehensive rural housing studies to date. Covering all 15 rural counties plus rural Clark and Washoe, the research drills down into 59 communities, offering data on housing supply, demand, and affordability at both county and sub-county levels. The findings shine a light on challenges like workforce housing shortages, cost burdens for renters and homeowners, and a mismatch between wages and housing costs – while giving communities the tools they need to plan for the future.

These studies, provided at no cost to our rural communities and others interested in rural Nevada, are more than data points – they’re a roadmap for building stronger, more resilient rural communities. Explore the latest rural housing studies below.

Three complementary publications are available for each county:

1) Housing Assessment & Affordability Analysis, which includes:
- Demographic and Economic Characteristics
- Housing Supply (types and ages of structures, availability of housing by ownership status)
- Housing Demand (characteristics of households such as income levels, housing costs, and the availability of suitable housing options)
- Housing Affordability Analysis (relationship between the existing housing supply, housing costs and household income levels)

2) The Housing Data Profile, which offers sources along with more comprehensive demographic, social, economic data and housing characteristics used in the assessment.

3) Infographics by County, providing an overview of the main data and analysis.
