Program Fees
All fees listed are charged to the borrower and paid at closing, unless otherwise noted. When the lender issues a Loan Estimate to the borrower, it should include all applicable program fees.
Home At Last™
- $400 funding fee payable to U.S. Bank
- $84 tax service fee payable to U.S. Bank
- $325 compliance/administrator fee payable to eHousingPlus
- Lenders may charge borrowers a loan origination fee that is not capped by the down payment assistance program. (The amount of the origination fee should not exceed the amount charged for origination fees on non-program loans.)
- Down payment assistance may be used to cover all or a portion of the closing costs, including the fees listed here.
- 30-day lock extensions (beyond the original 70-day lock) are permitted at a cost of 0.25% of the loan amount for each 30-day extension.
- The first 30-day lock extension is automatically applied to active loans not purchased by U.S. Bank within 70 days of reservation.
- Additional 30-day lock extensions are permitted upon request.
- U.S. Bank will net out any applicable extension fees at the time the loan is purchased.
Launchpad Homeownership Programs
- $400 funding fee payable to U.S. Bank
- $84 tax service fee payable to U.S. Bank
- $275 compliance/administrator fee payable to eHousingPlus
- Lenders may charge borrowers a loan origination fee of up to 0.5% of the loan amount.
- Down payment assistance may be used to cover all or a portion of the closing costs, including the fees listed here.
- A one-time, 30-day lock extension (beyond the original 70-day lock) is permitted at a cost of $375.
Mortgage Credit Certificate (MCC) Program
- MCC:
- $310 Admin/Compliance Fee payable to eHousingPlus
- $795 Program Participation Fee payable to NRH
- NRH waives the Program Participation Fee for all Qualified Veterans.
- The MCC cannot be paired with Launchpad for First-Time Homebuyers
- If the MCC is being paired with a Nevada Rural Housing loan product (Home At Last™ or Launchpad), both admin/compliance fees for the loan and the MCC apply.
- MCC Reissuance (The Borrower is refinancing their first mortgage and the MCC needs to be reissued for the new mortgage, per IRS requirements.)
- $395 administration fee payable to Nevada Rural Housing
- Refer to the MCC Reissuance information for further details and instructions
- eHousingPlus does not reissue MCCs after refinancing
- MCCs not reissued after refinancing will result in the MCC being permanently terminated, per IRS guidelines.
