Beginning August 3, 2026, Nevada Rural Housing introduced a second servicer, The Money Source (TMS), to expand affordable homeownership opportunities throughout rural Nevada.

Loan reservations using either servicing option will continue to occur through eHousing Plus, and will appear as separate program options with corresponding interest rates. To see today's options and rates, visit HALRates.org.
TMS is available on Rural Rocks $20K and Home At Last homeownership programs. U.S. Bank will remain as a servicing option for all NRH programs, including Launchpad.

Before Reserving a Loan with TMS as Servicer
1) Confirm Your Company's TMS Approval Status
Not all participating NRH lenders are currently approved to originate loans through The Money Source (TMS). View the current list of TMS-approved correspondent lenders below.
If your company is not listed and would like to become an approved TMS correspondent lender, please contact hfaprograms@themoneysource.com.
2) Complete the Updated NRH Participating Lender Agreement
Participating lenders must also complete the updated NRH Participating Lender Agreement.
If you're a corporate contact for your company and are authorized to sign lender participation agreements, you can review and sign the agreement below. If you'd like to receive a direct invite to sign the agreement, please send the appropriate contact information to kevin@nvrural.org.
If you're a loan officer or team, you can forward this page to the appropriate corporate contact for signature.
The updated agreement is servicer-agnostic, allowing participating lenders to reserve loans through both TMS and U.S. Bank. It also expands the agreement language to cover all current and future NRH program types, including TBA and bond programs. As a result, all participating lenders must submit the updated agreement by September 15, 2026, even if they do not plan to use TMS as a servicer.
